Owner Statements in Clearing: Overview & Statement Types

An overview of all owner statement types in Clearing and when to use each one.

Clearing gives property managers multiple ways to generate owner statements, depending on how your portfolio is structured and how your owners prefer to receive their financials. Before diving into a specific statement type, it helps to understand what's available and when to use each one.


Statement Types

By Owner

Generates a single statement for an owner that includes all assets under their name. This is the most common setup — one statement per owner, per month, covering everything they own.

Use this when: an owner has one or more assets and wants everything consolidated on one statement.

By Asset

Generates a separate statement for each individual asset. An owner with three properties would receive three separate statements instead of one combined statement.

Use this when: owners want to see a statement per property rather than a combined view, or when you need to separate financials by property for accounting purposes.

By Owner and Asset

A hybrid view — navigate by owner first, then select which specific assets to include. Useful when an owner wants some properties grouped and others separated.

Use this when: you need granular control over exactly which assets appear on each statement for a given owner.

All Owners (At Scale)

Generates statements for all owners in one bulk action from the All Statements view. The fastest way to close out a cycle when you're ready to generate and distribute statements across your entire portfolio at once.

Use this when: you've completed reconciliation and are ready to generate and distribute statements for everyone at the same time.

By Co-Owner

Available when the Co-Owner feature is enabled on your account. Generates statements that split the ending balance across multiple owners by percentage of ownership.

Use this when: an asset is owned by multiple people and financials need to be divided by ownership percentage.

Co-Host Statements

A separate statement type for co-hosting arrangements where the property manager operates a property on behalf of an owner. Co-host statements break down what the owner keeps, what they owe, and what passes through the management company.

Use this when: you are co-hosting on Airbnb or another channel and need to report financials under a co-host model rather than a traditional owner/management split.


Before Generating Any Statement

Regardless of which statement type you use, the following should be true before you generate:

  • All transactions are categorized, allocated, and locked

  • Booking reconciliation is complete and all bookings show "Full in Bank"

  • All bookings are locked

  • The Trust Liability Report nets to $0

Note: Statements pull from both your booking data (from your PMS) and your transaction data (expenses marked "to owner"). Both need to be accurate before you generate.
