📽️ Video: New Owner Statement Layout Walkthrough
Clearing's new Owner Statement layout is now available! It combines revenue and expenses into a single column, adds a dedicated Previous Statement Balance section, and lets you customize category names, grouping, and order so statements are clearer for your owners.
Accessing the New Layout
Go to the "Statements" tab, then "Owner Statements." Select the "New by Owner" option to view a statement in the new format.
What's Different in the New Layout
Single-Column Financials
All financials now appear in one column instead of being split into separate revenue and expense columns.
Previous Statement Balance
The owner's previous balance now has its own section at the top of the statement. This pulls from the last saved statement, for example, April's ending balance carries onto the May statement, netted against any payment made to the owner in the meantime.
Current Statement Summary
Anywhere you see a pencil icon, you can rename that line for your owners. For example, "Revenue" can be renamed to "Gross Revenue," "Net" to "Net Owner Payout," or "Payment to Owner" to "Previous Month's Payment to Owner," whatever is clearest for your business.
Customizing the Summary by Category
Reassigning a Category's Group
Open any category to change how it's grouped on the statement:
Move a category between the Revenue and Expense groups. For example, move a host fee out of Expenses so it nets against Revenue instead.
Assign a category to its own Tax group instead of Revenue or Expense, for example a lodging tax line.
After making a change, scroll down and click "Update" to save it.
Reordering Categories
You can also reorder these lines. Open a category and set its position, for example, moving "Net Rent" to the top of the list, then click "Update" to save.
Summary by Booking and Summary by Asset
The Summary by Booking section also moves to a single column, showing one net total per booking instead of separate revenue and expense totals. It's still broken out by asset when an owner has more than one property. You can also turn on Summary by Asset, which breaks the category summary down further by individual asset.
Expense Section Formatting
The expense section at the bottom of the statement is also reformatted into a single financials column, along with category, asset, merchant, and a wider description field.
The "Type of Transaction" field (found under the Accounting field inside the transaction details) controls whether a transaction breaks out into its own section on the statement. Setting a transaction's type to "Payment to Owner," "Discount," or "Refund" will separate it out from the rest of the financials.
For example, if a transaction is marked as a "Refund," it appears in its own Refund section, both in the expense list and in the Summary by Category. If you leave the type unset, that same transaction is instead grouped under its category, for example, appearing as revenue under "Repairs" if it was money returned to the owner.
Branded PDF Export
The new statement PDF is higher resolution and no longer includes Clearing's logo, so the exported statement is fully branded to your business.
